Regional Business Controller (BU – Siemens Real Estate)

As a Regional Business Controller, you will act as a financial expert, Quality Gate and interface to internal partners regarding Asset Management (AM) topics (e.g., business process, space management, real estate maintenance, investment applications and real estate costs ensuring financials accuracy, effectiveness of internal controls and adherence to SRE (Siemens Real Estate) framework and Siemens Financial Reporting Guidelines (SFRG).

Mission: You are the commercial partner to Hub Asset Management and regional functions supporting Hub Asset Management in steering the business /implementing the business strategy.

Change the future with us: Key responsibilities include.

1. You will act as a Controller/financial partner for the Hub Asset Management organization to establish and drive attainment of P&L (Revenue, EBT, Maintenance, Special effects, cash flow)

3. You will be responsible for monthly closing and reporting of financials, its accuracy, effectiveness of internal controls. It includes review of lease accounting, depreciation, maintenance booking, and other key closing entries. You are responsible to coordinate various corporate functions including Corporate and Financial Reporting (CF R), Tax, legal etc.

5. You will provide commercial support/ guidance to the Hub Asset Management primarily for IFRS16 accounting, option assessment, impairments, provisions, termination payments in alignment with the Global Business Controller.

7. You are responsible for review of Fixed Assets and verification process in line with legal & ICFR requirements and related activities. You will also support in handling audit queries for Fixed Assets, Disposal and AHFS (Asset Held For Sale) and IP (Investment Properties) disclosures (including valuations).

9. You will provide be the interface to Hub accounting supporting in implementation of new accounting principles, commercial clarification on topics related to SFRG in alignment with CF R

11. You will be interface to the Global Support Center on information exchange and improving efficiency of commercial topics. You will support the regional implementation of globally defined standards and processes to ensure comprehensive, consistent controlling approach for AM business.

13. You will act as the commercial quality gate in Hub Asset Management related investment applications (e.g. lease in/lease out, maintenance) and its alignment with SRE FIN AP XP (Cross Program)

15. You will provide commercial guidance for the implementation of global asset management initiatives and projects, its cascade to regional commercial team.

19. You support in creating, implementing and review of SOP’s with GBS for the topics handed by GBS for SRE.

21. You carry out implementation of Re-org related topics from tools perspective in SAP.

What you need to make real what matters

• You are CA / MBA Finance and bring professional experience of at least 8-10 years with exposure in commercial and accounting / controlling functions with strong accounting, analytical skill worked extensively on SAP, MS Excel, MS Power Point etc.

• and IAS 16 (PPE) is preferrable.

• You have excellent communication skills, presentation skills, strong team player and best at collaboration.

• Self-initiative, result driven, and zeal for continuous improvement, passion for digitization in finance

• Expertise in Data management, Data interpretation conflict management
